Regional Asset Manager – Full-Time 1st/2nd Shift

This is a Contract position in Wilmington, DE posted August 24, 2021.

SUMMARY: Assists with maintenance efforts across the organization.

Manages and performs maintenance activities as needed for the upkeep of communities including grounds.

Oversees a range of custodial and maintenance activities.

Resolves problems as they arise whether directly or by overseeing teams to solve issues.

Other duties may be assigned.

Develop routine and preventative maintenance schedules.

Assist and perform preventative maintenance at assigned communities as needed.

Assist and perform general maintenance tasks at assigned properties as needed.

Assist or back-up maintenance personnel at assigned locations during vacations and/or other absences.

Assists with (hiring, training, etc.) of community maintenance staff.

Inspects buildings and maintains/improves curb appeal of grounds and buildings according to company standards.

Works with Regional Director of Operations and on-site management to comply with company standards.

Performs work to meet standards as assigned.

Attends maintenance team meetings and provides training to attendees to ensure consistency in policies and procedures as well as training on system tools.

Monitor and assist with projects through direction of on-site Executive Director/Community Manager to ensure project is completed on schedule and within budget.

Represent the Company in project meetings and attend strategy meetings regarding the facility services at Capri Communities.

Respond to emergency calls for maintenance if needed.

Ensures that meetings and agendas and ongoing communications and updates on maintenance activities are communicated to all necessary individuals.

Maintain OSHA compliance at all communities.

Proactively build and sustain relationships with subcontractors.

If requested, will plan and oversee repair and installation activities as applicable.

Conduct routine inspections and assist with REAC/WHEDA inspections.

Assist with training as applicable.

Maintain professional demeanor when dealing with residents, vendors and employees of Capri Communities.

Provide and promote high-quality resident relations.

If requested, may hire, oversee, inspect and or direct the work of outside contractors.

Assist with projects, policies, procedures, and performance standards within the boundaries of company policy and contract specifications.

QUALIFICATIONS: To perform the job successfully, an individual should demonstrate the following competencies to perform the essential functions of this position: Associates or Bachelors degree in Project Management, Construction Management or other related degree program preferred.

Previous supervisory experience preferred.

Knowledge of operating systems, current equipment and technologies, system administration, backup and recovery procedures, practices of effective management and supervision.

Preferably 3-5 years experience in complex systems design, programming and systems software and support.

Ability to establish and maintain cooperation, trust, understanding and credibility with users/owner.

Able to perform multiple tasks concurrently and respond to emergency situations effectively and timely.

Ability to use Microsoft Office, Project, Work and Excel to develop professional reports, letters and data analysis reports; edit and proof written materials; prepare and maintain complete, accurate and concise reports and records.

Proficient in the use of office equipment including computers, Internet, copiers and fax machines.

Ability to plan, direct and coordinate professional and sub-professional construction management work; interpret and apply related laws, ordinances, codes, rules, regulations, and policies; motivate employees to achieve goals and objectives; manage several diverse projects simultaneously; effectively resolve complaints and issues.

LANGUAGE SKILLS: Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.

Ability to write technical reports, business correspondence, and procedure manuals.

Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

CERTIFICATES, LICENSES, REGISTRATIONS: A certification in Project Management is preferred.

PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl.

The employee must frequently lift and/or move up to 50 pounds.

The specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Must have the ability to operate various hand and power tools, as well as other maintenance and/or repair equipment.

WORK ENVIRONMENT: While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration.

The employees work will be divided between communities.

The noise level in the work environment and job sites can be loud.

This position is performed in outside weather conditions.
